Nearly 150 shovel ready acres are available in the heart of the Hudson Valley in the beautiful Town of Warwick

The site, a shuttered New York State Correctional Facility which closed in 2011, has been approved and subdivided into five separate parcels that create a beautiful campus-like environment that comprise the Warwick Valley Office & Technology Corporate Park. One parcel is a 48 acre site containing ten shovel ready pad sites that can accommodate structures of up to 85,000 square feet.

The central area of the campus consists of 40 acres, including two 3-story brick buildings containing offices, classroom, and conference room space – ideal for any size company. Included in the main campus area is a full-sized Olympic-style gymnasium and four individual two-story buildings that can be customized to meet a variety of business and work place needs. Nearby are two free-span warehouses of 10,000 square feet each that can be easily subdivided.

Three additional parcels on the campus consist of six buildings of various sizes on parcels ranging from 10 to 15 acres. Surrounding the Corporate Park is an additional 500+ acres owned by the town that will remain undeveloped and maintained for the purposes of recreation and land preservation.

The town will utilize a combination of adaptive reuse zoning regulations for existing buildings and pre-approved site plans for vacant sites that allow for a 30-day turnaround on approvals for applicants. The property is zoned office/industrial/commercial.
